What I do

Three areas, one approach

I assess building energy in context, so that each measure makes technical, economic and long-term sense.

Plan and documentation for a home renovation

Renovation passports

A professional, step-by-step plan for renovating your home. I make sure the measures follow the right sequence, that financing is used well and that the building’s energy use drops gradually.

Consultation and analysis over documents

Energy consulting

Analysis of consumption, tariffs and running costs. I assess the home or building in a wider context and find where costs can realistically be reduced.

Photovoltaic panels under a blue sky

Photovoltaic systems

PV designs for family homes, apartment buildings and commercial properties. I start from consumption, technical options and the real use of the energy produced.

Why it matters

The right order decides the outcome.

With energy measures, it isn’t enough to handle individual technologies in isolation. Windows, insulation, the heat source, photovoltaics and ventilation are all connected. If a step is done at the wrong time, it can be more expensive, less effective or technically unsuitable for the home’s further development.

  1. 1

    Assess the whole

First understand the home as a system.

  2. 2

    Order of measures

Set a logical sequence of steps.

  3. 3

    Specific solutions

    Only then choose the technologies.

Example 01
A heat pump sized for an uninsulated house can be needlessly powerful once the house is insulated later.
The right process starts with assessing the whole, not buying the first technology.
Example 02
Photovoltaics installed before insulation are designed for higher consumption than the house actually has after renovation.
The order also affects how large a system actually pays off for you.

Renovation passport

A renovation passport as a roadmap for your renovation.

Required for the state interest-free loan.

A renovation passport is a mandatory condition for obtaining an interest-free renovation loan. It’s an essential first step. I prepare it so that it meets all the requirements.

A renovation passport is a professional plan for renovating your home step by step. It includes the proposed steps, an estimate of the investment, the expected savings and how it ties in with available financing.

How it works with me

  1. 1

    I visit and measure

On site I assess the technical condition of the home and the needed documents.

  2. 2

I propose the order of steps

What to renovate, when and in what order, so it makes sense.

  3. 3

    I prepare the renovation passport

A finished basis for the renovation and for the state interest-free loan.

How I think about energy

The whole first. Then the individual steps.

A house is not a collection of separate technologies. It’s a system. Consumption, insulation, the heat source, photovoltaics, ventilation and the household’s behaviour are all connected. That’s why it makes sense to look at the whole first and only then design specific measures.

For me, building energy isn’t just a technical discipline. It affects household costs, property values, living comfort and the long-term sustainability of how buildings run.

Energy & savings

I find where you overpay and bring costs down.

I look for savings with your supplier, in LV/HV tariffs and in regulated charges, and I propose a path to lower costs without compromising operation. And when photovoltaics pay off, I work out when and how.

I work methodically to the ISO 50001 standard and its PDCA cycle:

  1. 01 Measure consumption, tariffs, data
  2. 02 Implement specific measures
  3. 03 Verify the real impact
  4. 04 Maintain low costs long-term

What I’ll do and oversee for you

  • Find where you overpay for energy, with your supplier, in LV/HV tariffs and in regulated charges
  • Calculate the payback of photovoltaics
  • Guide you through implementing and certifying ISO 50001
  • Show where automation and AI make sense
  • Prepare a plan for the future, including a renovation passport

FAQ

What you ask most

Brief answers to the most common questions about renovation passports, energy savings and photovoltaics. Anything you don’t find here, I’m happy to answer in person.

What is a renovation passport?

A renovation passport is a professional plan for renovating a home step by step. It contains the proposed steps and their order, an estimate of the investment, the expected energy savings and how it links to available financing. It serves as a map for renovating the home in a way that makes both technical and economic sense.

Is a renovation passport required for the state interest-free loan?

Yes. A renovation passport is a mandatory condition for obtaining an interest-free renovation loan. It’s an essential first step, and I prepare it so that it meets all the requirements.

What does an energy consultant do?

I assess the technical condition of the building, calculate its energy performance and propose a renovation and savings plan. Alongside renovation passports I focus on energy consulting and photovoltaic system design, always with technical, economic and long-term sense in mind.

How does preparing a renovation passport work?

I come and measure and assess the home on site. I propose the order of steps: what to renovate and in what sequence. Then I prepare the finished renovation passport, which serves as a basis for the renovation and for the interest-free loan.

Who do you design photovoltaic systems for?

I design photovoltaic systems for family homes, apartment buildings and companies. I approach each design so that it makes sense technically and in terms of return on investment.

Where do you operate?

I’m based in České Budějovice and work across the South Bohemian Region and the whole Czech Republic. You can reach me at iosif@clepacec.cz or +420 608 410 769.

Can you help with grants and financing?

I prepare the renovation passport so that it meets the conditions for the interest-free loan and follow-up grants. I’ll advise what support exists for each measure and how to obtain it.

How much does a renovation passport cost?

The price depends on the size and condition of the building and the scope of documents. You’ll get a specific quote up front, after an initial consultation and an on-site visit.
